Commercial New Construction

One Low-Voltage Sub,
Drawings to Closeout.

Structured cabling, security, access control and AV for commercial builds and tenant improvements across Utah — bid from your drawings, coordinated with the EC, and tested before we hand it over.

What We Cover

Divisions 27 and 28, under one number.

Most commercial builds end up with three or four low-voltage subs who each own a slice and none of whom own the interfaces between them. We carry the whole scope, which means the door that needs a strike, a reader, a camera and a network drop is one trade's problem rather than four.

  • Structured cabling — Cat6 and Cat6A, fibre backbone, racks, patch panels and labelling, with test reports at closeout.
  • Access control — readers, controllers, strikes, maglocks, request-to-exit and door position, roughed in before the frames are set.
  • Video surveillance — camera placement worked from the drawings rather than guessed at on site, recording on hardware the owner keeps.
  • Intrusion and fire alarm — monitored systems under our Utah alarm licence, #14207727‑6501.
  • Commercial AV — conference rooms, displays, paging and background audio, roughed in with the rest rather than retrofitted after handover.
  • Wireless — access point placement and cabling designed for the finished space, not the empty shell.
Detail from a real security plan sheet: exam rooms and vestibule with access control, door contact, request-to-exit, keypad, intercom and camera device tags, each keyed back to the riser
Not a mock-up — a detail from the security set on a commercial build we wired and completed as the low-voltage sub: access control, intercom and cameras located on the drawings before the frames were set, every tag keyed to the riser.

Working across several of these on the same building is the point. The expensive problems on a commercial job are almost never inside one system — they are at the seam between two.

How a Job Runs

Bid, rough-in, trim, closeout.

No surprises in the schedule and none in the invoice. Here is the shape of it from our side.

  • Bid from your set. Send drawings and specs and you get a scoped number with exclusions written down, not implied. If the spec calls for something we think is wrong for the building, we will say so while it is still cheap to change.
  • Submittals and coordination. Product data before anything ships, and pathway coordination with the electrical contractor before anyone is in the ceiling. Conduit and sleeve locations are agreed early, because that is the item that holds up a job.
  • Rough-in. Cable pulled, boxes set, backing installed, door hardware locations confirmed against the hardware schedule. We work to the framing and drywall dates, not around them.
  • Trim and commissioning. Devices terminated, racks built and dressed, cameras aimed, access control programmed and every port tested.
  • Closeout. Test reports, as-builts, labelling schedule, credentials handed over and someone on site to train whoever will actually use it.

Tenant Improvement

Occupied buildings, on someone else's clock.

TI work is a different job from ground-up, and pretending otherwise is how schedules slip. The building is running, the neighbours are working, and the window you get is often nights or a weekend.

  • Existing cable and pathways surveyed before demo, so what can be reused is known before it is in a skip.
  • Work sequenced around occupancy, including after-hours where the space cannot go down.
  • Landlord and base-building coordination for anything touching the MPOE, risers or shared IDFs.
  • Cutover planned so the tenant's phones, network and access control move in one step rather than several.

Why GCs Call Us

We show up, and we answer the phone in year three.

  • One sub, one number. Fewer interfaces to manage and nobody to point at when a door does not lock.
  • Licensed and local. Utah Burglar Alarm Company #14207727‑6501, based in Lehi, on site across the Wasatch Front and Back.
  • We service what we install. The same crew is available after handover, which is the difference between a warranty and a phone number that stops answering.
  • The owner keeps the equipment. No proprietary panels, no per-camera cloud fees, no contract the building is stuck with.
  • We also do the small stuff. Adds, moves and changes after occupancy, and smart hands work for out-of-state providers.
